Preventive Maintenance Program

Our maintenance and inspection program is designed to reduce operating costs by eliminating unnecessary and expensive breakdowns through regularly scheduled service. Tightening, lubricating, adjusting, and inspection are the standard procedures, and recommendations are then made for repairs that are necessary to put equipment in good operating condition.


We offer both residential and commercial preventive maintenance programs, as well as Fire Door Drop Testing.

Preventive Maintenance Program Products Covered:

Doors of all types, electric operators, and all dock equipment may be included under this program. In addition, we offer professional preventive maintenance service on high-speed doors, automatic doors, impact doors, chain and scissor gates, hanger doors, operable walls, and related type commercial, industrial and/or institutional doors and openings. Each preventive maintenance program can be individually designed for your facility's specific doors, operators, and dock equipment.



Program Costs:

Enrollment in the Preventive Maintenance Program is FREE. Member benefits begin with your first scheduled preventive maintenance service call. You pay only for the discounted labor used to perform the preventive maintenance work along with any repair parts that are used per your authorization.



How to Enroll:

You can enroll in Moeller Door and Window Preventive Maintenance Program by calling 419-925-4748 to schedule an appointment.

Program Highlights

  • A twelve (12) point maintenance and safety inspection is performed on each garage door
  • A ten (10) point maintenance and safety inspection is performed on each garage door opener system.
  • Servicing of doors includes the tightening or replacement of defective bolts and nuts, lubrication of rollers, pulleys and cables, and adjustments of springs.
  • Servicing of openers includes adjustment of electric door openers, tightening of chain, setting limit switches, and lubrication of the entire drive mechanism.
  • Keypad and transmitter batteries are checked and replaced if needed.
  • A detailed PM inspection checklist is completed, noting any safety issues or needed repairs.
  • A checklist is reviewed with the homeowner and a copy is supplied with a service call receipt.
  • Any necessary repair and/or replacement options are discussed with the homeowner prior to the service technician's departure.

Fire Door Drop Testing Services Include:

  • The inspection, testing, and certification of your facility's rolling and sliding fire doors to meet NFPA 80 Section 15-2.4.3-5 requirements by trained and certified technicians.
  • A written Fire Door Inspection and Drop Test Report, which documents each FDDT service call for your facility's records, along with recommendations for any needed repairs or product replacement.
  • A "Fire Door Certification" tag is attached to each serviced fire door indicating the date the door was inspected, tested and certified.
  • Copies of your facility's Fire Door Inspection and Drop Test Reports are kept in our Company records in case of an emergency or any compliance questions.
  • You will be contacted on an annual basis to schedule future FDDT service appointments to help keep your fire doors in compliance with NFPA 80 Section 15-2.4.3-5 and in good working order.
